November 2019 Meeting Recap
Tuesday November 5th, 2019
SPECIAL PRESENTATION:
Proposed Development on Washington Blvd:
The Arlington - 3300-3322 W. Washington Blvd (between 3rd & 4th)
*Please note- This presentation is extremely early in the process, pre-city, and plans have not been filed and design elements have not been approved by city.
The apartment and retail building plan is for 84 affordable Studio, One, Two and Three bedroom apartments with retail businesses along the front on Washington Blvd. The building would have two open interior courtyards and 88 parking spaces and the estimated start date is 18 – 24 months out from now.
The building will feature an open ground floor with it's main entrance and retail business' along Washington Blvd. They are also planning a bike room and repair area and have styled the site to reflect the historic look and history of the neighborhood including an area of styled street art. Being that this is a recovered drill site and will not have subterranean parking, the Developer feels the construction should move faster than a normal site with a large excavation. The Developer is engaged with LAUSD to sequence construction with Carson-Gore Academy school sessions and operating hours.
The neighbors’ concerns voiced at the meeting included:
-Parking impact on the neighborhood and local business
-Construction noise
-Area traffic during construction
LAPD SENIOR LEAD OFFICER REPORT:
LAPD reports crime is down 11% in our neighborhood from 2018.
SLO will direct school police at Johhnie Cochran Jr. Middle School to be more attentive to the surrounding neighborhood when kids get out of school as there have been complaints of rambunctious nuisance activity at dismissal times.
The abandoned housing on Westchester Place has been keeping Police busy as it is attracting a lot of crime and congregating/squatting while builders waiting for permits from the City to start work.
COUNCIL DISTRICT 10 UPDATE
Renditions of the redesign of the Washington Irving Pocket Park were shown to the group. (next to the Washington Irving library). The pocket park will be turned into a children's park/play area, will be gated all the way around and closed at night.
Some of the neighbors on 23rd St are still working on getting the signatures necessary to restrict parking on the South side of 23rd (freeway sound wall) with no overnight vehicles from 10pm and or vehicle height restriction. The area has been prone to nuisance activity from mobile home vehicles, illegal dumping, drug use and graffiti.
